General Guest Guidelines

Hotel Front Desk
Please limit your use of the front desk personnel. They are mainly there for hotel guests. You are our private guest but may use them for emergencies, package retrieval and laundry tokens. Should you need anything regarding the apartment or tourism info, please contact us via the app or 262-542-1512 for Scott and 414-750-5157 for Noreena.
Condo Keys:
One set of keys is provided to you. To enter, turn the key to the right and push open. Door automatically locks behind you. When you depart for the last time, please leave keys inside the unit & lock the door behind you. We have extra keys to use.
Parking
Short Term Parking Your Car: Street parking is available free of charge for 3-nights in a 30-day period by registering your vehicle with the City of Milwaukee. This temporary parking permit allows you to park on City streets between the hours of 2 am to 6 am Monday through Saturday. There is no permit/fee required to park on streets on Sunday. Longer Term Parking: We include a long-term overnight parking permit with your monthly rent. Please register your vehicle with us directly so we can add you to our permit. If you’d prefer to not park on the street there are several lots near the Knickerbocker. We can help you find a spot, there is an extra fee for this, we do not have a reserved space in the hotel lot.
During wintertime months, all cars must follow alternate side overnight parking regulations.
Heat and AC
We have radiators for heat. Simply turn the knob (just a little bit) for heat to turn on, and adjust according to your preference. In the summer we have window AC units which you can control yourself but please do not move the units.
Restaurant & Salon/Spa on 1st floor
The Knick Restaurant is open 7-days a week 11 am to 12 midnight & Sat/Sun at 9 am for brunch.

Washer & Dryer
Token operated machines are located in basement. Access by elevator and inserting unit key into “LL” and turning slightly. Machines are token operated and tokens can be purchased from front desk for $2.00 per token.
Garbage
You can drop garbage bags in trash cans located outside of unit in the east stairwell. The Trash Bins/Recycle Bins are located in the stairway/exit door on the far right or east end of the hall. Always bring your unit key as the door automatically locks behind you, and you’ll get locked in the stairwell.
Exercise Gym
The exercise gym is located on 1st floor and you need your unit key to access. Open 24/7.
Free Internet and WIFI
The network and password for your specific room will be provided upon your entry.
Bathroom
Please do not place feminine products down the toilet. Extra towels, cleaning supplies, soaps and shampoos are in the hall closet outside the bathroom.
Kitchen
Please turn off coffee maker, rinse pot and toss used filter and grounds when done using. This unit has no garbage disposer, please no food down drain. Stove has electric start, please turn gas off when done. The fridge/freezer has no automatic ice maker, you may make cubes in the trays or get ice from the machine on the first floor in the coffee lounge next to the elevator.
No Smoking and No Parties
The entire building, including each unit, is smoke-free. Please respect the other guests and residents by keeping quiet in the hallways. No parties or events are allowed in rooms. No additional guests may stay without first registering with us. No subletting is allowed.
Knickerbocker Rules & Regulations
Guest must follow the Knickerbocker Rules & Regulations. A copy of this information is provided to guests inside unit. Any violations of rules & regulations will be grounds to request guests to check-out of unit immediately. Also, any fines assessed by Knickerbocker will be the responsibility of the guest to pay.
Knickerbocker Rules & Regulations
Rules Regarding Condo Units
Please be advised that owners, residents, dependents, guests, invitees and any other individuals using or coming on the property known as Knickerbocker on the Lake, a Condominium, are subject to the Declaration and Bylaws of Knickerbocker on the Lake, a Condominium, and the Rules and Regulations of Knickerbocker on the Lake Condominium Association, Inc. The specific rules are listed in each unit. A summary is below.
Smoke Alarms: Owners are required to maintain working smoke alarm(s) in their unit and tenants shall not disarm the alarm(s) and must inform the owner of any smoke alarm problems.
Steam Valves: Every unit shall have fully functional steam shut-off valves. You may open them during the heating season to warm your room. There are no thermostats.
Window Air Conditioners: Window air conditioning units are provided during the warmer months (May - Oct). Guests may operate and set the AC units as they see fit during their stay.
Window Coverings: No one shall be permitted to display, hang, or store any clothing, sheets, blankets, or other articles visible from the outside of the building. Nor shall any sign, placards, banners, and the like be visible from any exterior window.
Garbage Disposals: No garbage disposal(s) shall be allowed in any unit within the Knickerbocker Condominium Association.
Permitted Pets: No animal, except a permitted pet or a service animal, shall be allowed within the building. Unit owners or their guests are not permitted to bring dogs into the building, except for dogs required for disability or other medically-approved purposes.
Rules and Regulations Concerning Common Areas
Bicycles, Rollerblades, Skateboards: Bicycles may not be stored in the common areas other than in the room in the basement set aside for that purpose or temporarily in the outside bike rack. All bikes stored in the room in the basement must have an approved tag noting the owner and the unit. Bicycles, rollerblades, skateboards and the like are not allowed to be ridden in the lobby or other common areas.
Lobby Use: The lobby is the crown jewel of the Knickerbocker. It is a common area providing the principal route of ingress and egress for owners, tenants, guests and employees and clients of the commercial unit. In keeping with that purpose, any unapproved or obstructive activity is prohibited. No staff member or employee (including but not limited to those employed by commercial tenants) shall use the lobby area, including the Juneau Room, as a break room, lounge and or waiting area.
Cleanliness/Smoking: No litter or other debris shall be allowed in the common areas, including but not limited to all entrances, hallways, the lobby and stairwells. Further, no smoking shall be allowed in any common areas, including the front entrance, lobby, hallways, stairwells, elevators, and basement areas. Smoking shall only be allowed in the designated area on the north side of the building.
Garbage and Recycling: Garbage and recycling bins are located on each floor above the first floor in the east service elevator stairwell. All garbage must be placed in a container. If there are no empty bins, residents/tenants are to notify the front desk immediately. All residents/tenants are expected to participate in and cooperate with the recycling program. Recycling containers shall be provided and appropriately labeled.
Unit Door: Unit doors shall be kept closed at all times other than when persons are entering or departing a unit. Doors are equipped with self-closing hinges, please carry your keys at all times.
Rules Regarding Private Guests
All owners who intend to place their unit(s) for short term rental, forty-five (45) days or less, with a Home Sharing web site shall provide the Association with thirty (30) days prior notification on the Annual Registration Form. The notification shall include:
1. The name, address and contact information for the owner(s);
2. The unit(s) number(s) subject to such rentals;
3. The initial date of such rental(s); and
4. The name of the web sites on which the unit(s) maybe placed
Owners are responsible for ensuring that their respective insurance policy covers short term rentals. The Association is not a party to the transaction between an owner and the owner’s renter. The Owner is solely responsible for ensuring that the renter is made aware of all Rules and Regulations and agrees to abide by same.
Required Information for Each Short-Term Rental
The owner(s) shall also provide the Association with the following information, on the Annual Registration Form, for each short-term rental:
1. The name of the owner;
2. The unit number;
3. The dates of occupancy; and
4. The name and emergency contact number for the renting party
